Chapter 6 - Notice to Vacate

Derek Whitmore was not a man accustomed to losing control. By 6:00 PM that evening, my phone was inundated with thirty-two missed calls, seventeen voice messages that shifted frantically between vulgar rage and panicked negotiation, and countless emails.

*You're kidnapping my children!*

*I'll destroy you in court! You'll never see a single dime!*

*Where are you?! Answer your damn phone, Hannah!*

Meanwhile, Derek had returned to the Scarsdale house to pour himself a scotch and plan his next move with Chloe. According to the private investigators Marcus had assigned to monitor the property, Derek had already invited two interior designers to inspect the home, telling them he wanted the master bedroom completely overhauled to "purge the old aesthetic."

At 7:15 PM, the doorbell rang.

Derek opened the heavy oak front door, expecting a delivery of takeout sushi. Instead, he was met by two uniformed deputies from the Westchester County Sheriff's Department.

"Derek Whitmore?" the senior deputy asked.

Derek adjusted his polo shirt, instantly shifting into his smooth, corporate persona. "Good evening, officers. What seems to be the trouble? If this is about my unstable ex-wife making false reports—"

"Sir, we are here to serve a formal Notice to Vacate and an emergency preliminary injunction," the deputy stated flatly, handing him a thick packet sealed in bright red tape.

Derek laughed nervously, refusing to take the paper. "A notice to vacate? You've got the wrong house, fellas. I own this property. I’ve lived here for over a decade. I’m the head of Whitmore Capital Solutions."

"Sir, the registered owner of this real property is the Langford Family Irrevocable Trust, managed solely by Hannah Whitmore," the deputy replied with the deadpan exhaustion of a civil servant who had seen it all. "You are classified under New York State law as a non-leaseholder licensee whose permission to occupy has been formally revoked by the sole trustee."

Chloe appeared in the hallway behind Derek, clutching a glass of white wine. "Derek, babe, what is this? Tell them to leave."

"She can't do this!" Derek shouted, his voice cracking with rage as the deputy shoved the papers into his chest. "I paid the taxes! I paid the landscaping!"

"The Langford Trust paid all property taxes, municipal liens, and structural insurance directly through escrow since 2012," the deputy noted, reading from his clipboard. "Your company paid a six-hundred-dollar monthly groundskeeping fee, which does not confer equity, title, or leasehold tenancy. Sir, you have precisely seventy-two hours to remove all personal property from these premises. If you remain after Friday at 5:00 PM, you will be forcibly removed, arrested, and charged with criminal trespass."

"This is insane! Hannah doesn't have the money for this kind of legal maneuver! Where is she getting this?!" Derek roared.

The deputy simply tipped his hat. "Have a good evening, sir. Seventy-two hours."

The heavy door slammed shut. From the outside, the private investigator's camera caught Derek pacing the hallway like a caged animal, throwing his scotch glass against the foyer wall, while Chloe stared at the paperwork in horror.
